Steps to Buy Your Home in 2026

Is this the year you hope to find that special gem among the luxury homes for sale in Northern VA? If 2026 is the year you plan to make your home-buying dreams come true, it’s time to get ready now!

Here are some steps to help you get ready to buy a new home in 2026:

Determine what you can afford

First, set a limit of 25% of your monthly income for your mortgage payment. Then use an online mortgage calculator to get an idea of the price range you should be looking in.

Gather upfront funds

In most cases, you’ll need a down payment plus closing costs in order to purchase a home. The down payment for a conventional mortgage is at least 3-5% of the home price. Closing costs are typically 2-5% of the price.

Check your credit

You can request free credit reports once a year at AnnualCreditReport.com. Order yours and review them carefully for any mistakes that could hinder your ability to buy a house.

Get preapproved

Getting preapproved for a mortgage will show you how much the bank is willing to lend you. It also allows you to move faster on a home when you find the one you want.

Define your wants and needs

What area do you want to live in? How many bedrooms do you need? Do you need or want any special spaces, like a prep kitchen or home office? Be clear on which factors are needs and which are optional wants.
